Georgetown draws from Lake Georgetown, a reservoir it shares with Round Rock and Leander through the Brushy Creek Regional Utility Authority, so its water situation is tied to the same regional supply as those two cities. There is also the HOA question, and it is especially relevant here given Sun City's own HOA. Texas House Bill 2269, effective September 1, 2025, amended Property Code Section 202.007 so a homeowners association cannot require a property owner to plant, install, or maintain living grass or turf. A companion law, House Bill 517, added Section 202.008, requiring an association to suspend any grass-maintenance rule while a property is under a watering restriction. These laws mean that whether you live in Sun City or anywhere else in Georgetown, an HOA cannot block you from switching to synthetic turf.

Residential turf is the primary fit for Georgetown, and the low-maintenance angle is the reason. For active-adult residents who chose a community built around convenience and recreation, a lawn that stays green without weekly mowing, fertilizing, or irrigation is not a compromise, it is an upgrade. Synthetic turf eliminates the equipment, the schedule, and the water bill that natural grass demands, and it does so within Georgetown's current Stage 1 watering limits without any issue.
