As of September 2026, Georgetown is currently under Drought Stage 1, the mildest tier, limiting irrigation systems to two assigned days per week based on street address, with watering only permitted from midnight to 9am or 7pm to midnight. Georgetown draws from Lake Georgetown, a reservoir it shares with Round Rock and Leander through the Brushy Creek Regional Utility Authority, so its water situation is tied to the same regional supply as those two cities. Stage 1 is the current condition and can change with regional lake levels.
There is also the HOA question, and it is especially relevant here given Sun City's own HOA. Texas House Bill 2269, effective September 1, 2025, amended Property Code Section 202.007 so a homeowners association cannot require a property owner to plant, install, or maintain living grass or turf. A companion law, House Bill 517, added Section 202.008, requiring an association to suspend any grass-maintenance rule while a property is under a watering restriction. These laws mean that whether you live in Sun City or anywhere else in Georgetown, an HOA cannot block you from switching to synthetic turf.
